EXCAVATION:

Excavation of the foundation hole.

Backfilling and rough grading of the dirt that has been dug out.

(NOT INCLUDED: pre-grading, tree removal, top soil removal and top soil replacement)

FOOTER & FOUNDATION:

Basements included in all homes - a minimum of 11 Block high.

Concrete footer size is 8” x 16”.

Cement block size is 8” x 8” x 16”.

Block Pilasters are used on exterior for reinforcement.

DUR-O-WAL block reinforcement used in basement walls.

Foundation walls are parged below grade (one coat of cement and one coat of CHEMSEAL sealant water proofing).

Four-inch perforated footer tile around exterior with gravel on top of tile.

Depending on soil conditions - a three-inch perforated footer tile with gravel may be installed within the basement area.

Anchor bolts are installed to tie down framing plate.

Jeld Wen (White or Desert Sand) basement windows with Low-E glass are included in basements. Louvered air vents are included in areas of crawl space.

FRAMING MATERIALS:

NOTE: ALL FRAMING MATERIALS LISTED ARE NOMINAL SIZES

Two-car attached Garage included with all homes - except one-car attached Garage included with 864 sq. ft. "Cypress" ranch.

Main beam consists of (3) - 2 x 10’s nailed together.

Steel mono-posts are used to support main beam in basements.

FLEXCELL on top of foundation walls at sill plate (termite shield).

2 x 10 Floor joists - 16” on center. (SPF#2 or better)

Flooring is 3/4" tongue and groove O.S.B. (or equal to) and is glued and nailed to floor joists - seams staggered.

2 x 4 Interior and exterior walls - 16” on center. (SPF#2 or better)

7/16" O.S.B. OR 1/2” Blueboard styrofoam (R-3) sub-siding on exterior of house and garage walls.

(Blueboard installed only upon request).

TYVEK house wrap installed over sub-siding.

WINDOWS & DOORS

ANDERSEN "NL" WINDOWS - wood interior/vinyl exterior with Low-E glass (white or sandtone ).

ANDERSEN "400 SERIES" TILT-IN WINDOWS are included on upper levels only of Split Levels, Two Stories, Bi-Levels, and Cape Cods.

ANDERSEN FRENCHWOOD GLIDING patio door on all plans except 864 sq. ft. "Cypress" and 1,910 sq. ft. "Vancouver" ranches.

Screens for all windows and patio doors.

Screens NOT provided for: Steel Entry Doors and Garage windows.

Only two screens provided for casement picture windows (Split Levels).

One PRO-VIA steel insulated front entry door (21 choices).

Many plans have one or two sidelites at front door (13 choices).

One or two-car attached garage - depends on house plan.

Roof sheathing is 1/2" O.S.B. (or equal to) and ply-clips are used.

INSULATION:

House wall insulation is 3-1/2” kraft-faced fiberglass (R-15) .

Total R value of walls - including sub-siding, drywall and siding:

w/7/16” OSB - R-16 OR

w/1/2” Blueboard (by request only) - R-19

Exterior crawl space walls are draped with fiberglass insulation - R-13.

House attic insulation is blown-in cellulose - R-40.

Air infiltration sealant package installed.

DRYWALL:

Homes include 1/2” drywall throughout (except for Utility Rooms of Split Levels & Bi-Levels and any Basements).

All walls are sanded smooth and ceilings are textured in white.

Drywall is glued, nailed, and screwed throughout

Drywall on ceilings is nailed and screwed.

Garage firewall is drywalled, taped, and sanded. If garage has livingspace common with more than one wall, garage walls will be drywalled, taped and sanded and include drywalled, textured ceiling.

TRIM & DOORS:

Unfinished oak, pine or poplar trim.

Trim comes in colonial design.

Unfinished 6-panel masonite doors, oak flush doors or birch flush doors for interior doors with solid wood jambs to match trim choice

Bypass (sliding) closet doors on most bedroom closets.

One closet shelf & rod combo in all bedroom and guest closets.

Split Level homes have open floor plan including:

Spindle wall between Dining Room and Family Room

Handrail with spindles beside steps to the Family Room

All 2-Story homes include a handrail with spindles on at least one side of the steps to the Upper Level -

All carpets are treated for soil and stain resistance (warranty will vary).

6 lb. Weight bonded carpet cushion throughout.

TARKETT vinyl floor coverings OR CORONET commercial grade carpets installed in all Kitchens, Baths and finished Utility Rooms.

1/4" Luan plywood underlayment used under vinyl floors - if Valley View installs floor coverings.

Foyer at front door can have either vinyl floors OR carpet installed.

Oak hardwood floors are standard in the Williamsburg model Foyer ONLY (optional for any other area).

WARRANTY:

A full Two year mechanical and Ten year structural warranty is included when you build with Valley View Homes - giving you the peace of mind knowing that your home and investment are protected.

The warranty is transferable - adding additional value to your home should you ever decide to sell. This warranty is also written through Valley View Homes, Inc. - not an outside company - meaning if you need something taken care of, you call US.
